Makes sense now? If you're talking about how Building Control consider the floor area then it's the internal floor area so calculate your area up to the inside face of the plasterboard.

Thanks so much for the info on the floor area. I am not sure how I work out the internal floor area from my architects drawings. I have paid building control now so hopefully I can start to chat to them about what expect.

When you say brick plinth, do you mean like my structural engineer shows in his drawing here?

It does work but on my phone it isn't clear at all.

Sometimes mobile phone networks will deliberately degrade the quality of images to make them smaller, so you don't burn as much of your data allowance.

The images posted on the forum are clear for me on WiFi on an iPhone; the line drawing of the wall detail above is 1164x768 in dimension and 191kb in size, and a JPEG. If you get info on what you see and it's smaller than this it's likely that somewhere between diynot's server and your phone it has been re-compressed to be smaller, by throwing away detail

JPEG isn't a great format to use for drawings, screenshots and other images where there are sharp changes in colour and contrast between adjacent parts because JPEG was designed for photographs of things in the world and relies on gradual colour changes, meaning relatively large blocks of the image can be smoothed to be similar colours without the eye noticing, throwing away detail and making the file a lot smaller. Phone networks hence sometimes take the opinion that jpeg can be compressed much further because the user won't really notice or care
This unfortunately tends to destroy line art and text, blurring them out into blocks of the same colour

I am not sure how I work out the internal floor area from my architects drawings

It's written the drawing; 22.9sqm for the lounge and roughly two lots of 2.7sqm for the en-suite and the kitchen. Critically, it's less than 30sqm and a metre from the boundary, so it's clear your architect has targeted structure building regs exemptions in that regard.. It appears to contain plumbing and will likely need regs approval for that

The foundation and wall buildup is also depicted in the drawing, and very similar to FMT's design

Thanks so much for your explanation on the clarity of the images and why I could possibly be having issues viewing them. To be honest, I am dated on how to use files, send files, compress files and zip them etc.

Yeah, I can see the area of the lou ge in m2 and the bathroom, as you say, the kitchen is similar but this also has a wall in the middle separating them so I need to try and interpret the length x width of the walls inside to get the correct floor area which has not been specified.

Hi again. Sorry to be a pain. So, I printed off the architects drawings and I am now using a ruler to compare the internal area of the build so I know where to start the build (now that i know the only calculation that matters is the internal area wall to wall). If I measure 68mm x 38mm (which equates to 6.8 metres x 3.9 metres this gives me 25.84 m2. Now on his plan, the lounge is 22.6m2 and the en-suite is 2.7m2. This is close to the whole area I calculated and that is without the kitchen which is slightly bigger than the en-suite.

It is tricky trying to interpret the drawings. Is it meant to be or am I just not getting it?

Drawings should ALWAYS be dimensioned. Scaling is not a good idea and can lead to errors

Your drawings are crap, assuming the external wall thickness is around 225mm given your external dimensions of 7.5 x 4.5m and the 4.5m door that gives you an internal area of about 28.85m2.

Hey, thanks so much for your reply. Me and the wife are going over the drawings now with pen and paper and have been struggling. I totally agree that the architect has made a balls up as nothing seems to match. I have the building inspector coming around tomorrow so I wonder what he is going to go on if not the drawings don't make sense.

Why do you have a BCO coming round, surely the whole point of keeping it under the limits is to avoid BC approval?

It has a bathroom and a kitchen in so it needs building regs approval. It is also 4.74m high with a mezzanine

Good evening all. I hope you are all well. It is I again and with some more questions.

I have pretty much dug the foundations now for the outhouse. By hand and I must say it was hard graft. Now I am just wanting to know what height I should pour the foundations to. The structural engineer has them at 400mm high and I am going to be using a 140mm block to put the beam and block floor on. Now the height of a block is 215mm and the height from the bottom of the trench to the bottom of my beam for the beam and block floor is 750. Do I add 10mm and the 215mm for the block and - this from 750mm and pour the foundation this high so there are no cuts? If I am running soil pipes throught the blockwork, Is this doable with 1 block height by using a lintel.

I hope that all makes sense.

Actually, on another note, is there a method of venting the kitchen and bathroom through the walls without causing issues with the breather membrane, fire etc?
