Hi,

Ive just had a new porch constructed. I was expecting the door to open fully, or at least >110 degrees. But the door only open maybe 85 degrees as the wall is preventing it to be opened fully.

Ive take a video hopefully showing the issue: https://onedrive.live.com/photos?ph...2cFRHYzcwcnRCYUFkSTFZNUI5bWgwaUNlYmxxR2ljM1cw

Should the builder have used a knock-on, to give the hinges the clearance needed?

Is there a way to correct this issue?

Thanks

See it fairly regularly that when the door is measured no one takes into account the final plasterboard and plaster. Yes a knockon would have enabled the door to open further, and allow the hinges to be adjusted if needed.
As a matter of interest what is the door frame width? Should have been specified for planning ( assuming its a front porch? )
And no real way to correct easily

I even see it on new builds

Thanks guys.

This is a side porch (which, because of the house situation, is used as the main entrance).

Ive yet to pay the builder the final invoice. (He's yet to finish the sagging list). Would it be unreasonable for me to say Im not happy with this? In other words, should it be expected that an experienced builder should know a knock-on was required?

Apart from replacing the door frame (and having to redo the render/plaster work) I can only see two options:

1) Chamfer/cut into the door reveal where the hingers are (or all th way down that side) so the door can swing more open

2) This chap seems to have invented a hinge that may solve it:

TBH Im really not happy with how it is currently. What happens is a guest will open the door as they come in, and catch their hip on the handle becuase they consciously/subsconsciously expect the door to open fully. Not bounce off the reveal back into them!

Do you think Id be unreasonable to stick to my guns, and tell the builder the issue needs to be resolved, and if he doesnt want to replace the door frame, to explore the above 2 options?

The fact this happens on new build is shocking! (yet unsurprising given the other issues local new builds have)

Dont think the hinges in your video would help you, they are designed for open out doors to open 180degree, clearing the external reveal. I don't see them clearing that plaster internally

3rd option is to chop the plaster reveal off and move it, reducing the thickness of the dot and dabs, that's what the house builders do when they cock up. Notice your builder has even not bothered fitting the skirting so he's aware of the problem at least

Out of curiosity what is the purpose of that pillar between the window and door, is it a steel support, otherwise why???

Well spotted on the skirting, I hadnt noticed that! At the point he put the skirting on it probably dawned on him hed made a mistake, so left the skirting off to minimise the effect! But its still not right, obviously.

I like your 3rd option. Ill pose this to him.

The pillar is for support.

I msged Owl hinges, and theyve actually replied saying that the hinge will work for inward opening doors, as long the reveal is less than 60mm (which mine is).

Now you need to hope Owl have the correct hinge plate for your Deceuninck profile door
