Building regs approval

I’m looking to have a re-roof on a 1950’s semi with old horse hair lining and concrete tiles which are looking end of life. An acquaintance mentioned to check with the local council if a building control certificate is needed. With the two quotes I’ve received so far, there’s been no mention of there being a certificate included.

Done a search and came across this, which seems fairly clear. But I don’t live in a conservation area.

It's notifiable under the 'disturbing a large area of thermal fabric' rule.

You will need to observe venting and insulation regulations. It's not a particulary tough one.

This is commonly 'forgotten' by roofers. And it's actually a sign of a potentially good roofer if they do mention it.

The building regulation application is purely related to checking and then increasing if necessary the loft insulation under "Part L" of the building regulations. That's all. They don't check the actual roofing replacement work.

Some roofers can self certify their work under a competent persons scheme, if so no separate building regulations application is needed

Had roof replaced and 2 velux windows removed 2 years ago. Sold house this March. Needed to get building control to sign off. I just increased insulation too 300mm. He stuck his head up into attic said fine don't even get off ladder. £300 odd for about 2 minutes bargain.

Interesting. Was that the local council building control or a via an authorised agent / 3rd party acting on behalf of the council?

Cheap to allow you to sell your house and protect you from acting illegally. A bargain indeed.

Local council building control. Took about 2 weeks from putting application in to them coming round and signing off
