    Chrisbrick, the 25mm isn`t as an expansion. It`s a thermal break to stop cold bridging from the wall. I`m surprised BC didn`t spot it missing, they usually check after DPM and insul. stage, before you cast slab.

    Can`t see a question here, but surely the valley wont reach the existing hip, it will have dropped into hopper or down pipe before then as presume the hip will be on a soffit overhang and the valley will finish at brick work.?

    It is possible to have a solid fuel stove, you need to use class 1 twin walled flue liner right up through house, terminated above roof line, then presumably boxed in at bed room level and a fireplace or surround in lounge. Dont think planning perm. reqd.

    reads like wrong info. I think amwc has used a catnic instead of a UB, if the joists are sitting into flange. BC are asking for padstones is one issue, then loading from direct joists on lintel flange is another.

    FMT. I was heading in the right direction before photos. I thought it may have been leaning against full height feature wall but with brick on edge coping. Didnt reckon on the side being the prob. same out come tho. Everyone nailed the solution, pity the builder didnt.

    I`d say you need to speak to a conveyance solicitor and find out why the caveat is there. Planning and build control have no duty to search for land owernership, thats your job. If your property is leasehold, should you have got the ok from them before building garage?

    You wouldn`t get coping brick on a dwarf wall. Maybe this is a lean-to job against a full height feature wall? Coping stone with drips could be better if so. Flashing at joint cant be much cop either.
