    It's difficult to get a good tight fit under an existing beam soffit. I'd recommend using concrete paving slabs 50mm thick cut to size bedded on mortar and pack any gap to the underside of the beam with slate or instead of slate a dry pix mortar packed in tight. Good luck Alan

    I'm with Freddy on this you need depth of section as well as width, I'd have doubts that a 203 UC can span 6metres. Do you need the clear opening could you split the span up incorporate a post into door or window framing? Alan

    Can't see a problem with sheeting the attic out. You have to provide adequate ventillation space between the rafters (min 50mm air gap) and as long as you fitted a few ventilator grilles into the roomspace, shouldn't be a problem, you'll never achieve a "sealed" room. HTH Alan
