I've been told we are having a new Oak floor (hall, living and dining room).
We have floorboards.
I'm mithering about access to the subfloor in case if central heating leaks, re wires, etc.
This must be a common worry.
I'm told it doesn't come up easily, so would it be usual to fit access areas/how do people usually get around this?
I love the idea of a wood floor, but this issue bothers me - any suggestions?

It bothers me too, in these days of bloomin' laminate!
It could be a good idea to inspect below before you start, just to see that alls
well......no leaks, good pipe insulation etc.
Electrics are rarely as problematic as pipe work underfloor!

Many Engineered and Laminate floors are now click system, in theory, access can be gained without destroying the floor, but it's not a simple 5 minute job.
 
just make sure you have spare planks. Then if needed a area of floor big enough to crawl through can be removed in future and replaced.

I have fitted many hatches over the years for customers when they will probably never have to use it. Personally I would install without hatch so floor looks its best and worry about it if a issue comes along. As above, a area can be replaced in every woodfloor if required to go underneath for a reason.

If you have floor boards then you will most probably already have an access trap to the sub-area. Traps were often located under stairs and in pantries which are still good locations for cutting in a new trap. If possible, avoid cutting traps in new flooring such as engineered or laminate.

FWIW: There are many reasons why i would always cut a new trap while on the job rather than waiting for any future issue. However, there's much to be said for that point of view.
 
Well I took the carpet up and there is a good access trap under the stairs as above. Think I'll ask them to try and keep this if they can - when I popped down to see all the wires and pipes - must be good idea to have access of some sort.
