Single Skin Garage, internal insulation and board options

Hi, Thanks to this place and some sound advice my new detached garage has just started smoothly. 7.5mx 4m (Limit for BR) and flat roof construction keeping below 2.5m in height to avoid planning permission. Single skin with piers at door openings and or mid span (although brickie has...

    retaining wall

Sounds like that culvert is the culprit, water flows too freely in it and its causing you issue. I`d stay away from extending the culvert, it will not be cheap, and SEPA will possibly want to see river modelling calcs etc. These calcs will show that the problem exists, and you have moved it...

Very true. Gabion matress might be a bit overkill anyway.

    retaining wall

No message in my inbox. If its easier my email is alexhayes1981(insert@)hotmail(dot)co(dot)uk Rip- Rap, yep i`ve heard of it as the river engineers use it for creating new river banks and protecting the outside of bends. I still think it needs a hard engineered solution here. The gabion...

    Garage roof construction

Ah, google is king. and i now understand what a wall plate is... http://www.delston.co.uk/joists.htm 50x 195 at 600 c/c? that should sort my clear span, with noggins in the centre of span. So looking at this diagram do I build all the walls up to 2.2m (the required clear...

    Garage roof construction

Looks like flat roof construction then, strange how you railroad yourself into an idea. Ok then, so i have an door frame height of 2.2m at the front face, and a max build height of 2.5m at the front face. This means i can put a lintel/catnic back in over the door opening and brickwork up to...

    retaining wall

Agreed^ i`m a civil eng, but i`m an air conditioned office highways designer, not a wellies and boots kind civil eng you need. Where are you based? Its only a small job but most contractors are looking for work and should take this up. At the end of the day its ordering a few gabions...

    Garage roof construction

a poxy 300mm rise.... so a 4m wide truss with rise of 300mm, meaning i can't tile the roof if i wanted to. Unless i want to go down the planning permission route, which i`ve been told they will probably refuse anyway. Cheers, apologies if that was not clear.

    retaining wall

I cant take the credit, someone else suggested it. Always good to see something in action for the OP and i knew i had some photos where we albeit temporary (take that as ten years+), protected diverted a section of river within the former longbridge works.

    Garage roof construction

Seems like i`m making progress with planning the garage. Last bit of the jigsaw is the roof. Garage plan dims, 4m wide x 8m in length. Garage door on front 4m face, 3m wide opening and 1.98m high 1.5 brick piers adjacent the opening another set of piers mid way along the 8m length walls...

    retaining wall

Dig a hole, set gabions in- job done. much quicker than someone shoring up the stream, pumping out, digging down to set a suitable foundation, and building wall. No need for drainage as suggested above so it saves even more time. Examples used on River Rea for a bit of realigning and...

    retaining wall

As above i`d personally go with the railway sleepers rather than the wall. Its going to be difficult to construct in brick/block at present, without tempoary diversion of the stream around the works and if you are doing that you might as well go with the railway sleepers. Norcon, i`d guess...

Garage Door- Selection and surrounding brickwork/frame

Super Info. I think i can get the gist of that. I was going to build a gable, thus the need for catnic etc to support the brickwork, but thinking about it i could easily not build above the door opening in brickwork, building the piers up to the eaves height at the door location. I could...

Garage Door- Selection and surrounding brickwork/frame

OK then, i`ve got my No. of brick estimate sorted, i have some very rough plans/ sketch's but what i`m now uncertain of is the brickwork surrounding an up and over door, and how it should be constructed. I have a garage door in mind, 3048x 1981 from here or somewhere similar...

    Architects Fees

We work on 6-8% for detailed design to tender and that applies to 250k+ projects (rule of thumb). I`d say more like 10-12% below 250k. As the Client you should have seen and approved any tender pack before its been issued. Does not seem he has followed any QA procedures by cutting you out...

    Garage- Floor, Walls and foundations

Well, a UB and not to carry any dead load from the building. I want to have the ability to lift the bodywork off the car for chassis restoration, or whipping the engine out. Surely building regs wont want to see any calcs for that? if they do i`ve just done them. 254x146x37

    Garage- Floor, Walls and foundations

Brilliant, cheers- no personal door or windows (ATM). So thats reduced my calcs from 12 piers to 4 or 6 (depending where i put an RSJ) and shaved a fair number of bricks off my total.

    Garage- Floor, Walls and foundations

No issue with clay heave here, and i`ll be surprised if i can get down to 750mm. I tend to hit quite a firm sandstone at about 400mm which needs a crowbar and lump hammer to break it up- which seems pointless as its a good base to build from. (Going on past experiences for the conservatory)...

    Garage- Floor, Walls and foundations

Thank you, that means i can at least start work excavating myself, (once i`ve agreed a size with the better half). I can sort out plans and components as i`m excavating. Any idea on day rate for a pair of brickies? £300? and coverage per day? Reason being i just did some very rough sums...
