150mm Soil Pipe – Advice Needed


Hi all,


I'm looking for some advice. I currently have an application open with Severn Trent to modify an existing shared drain. The plan is to relocate the 150mm soil pipe 150mm away from the proposed footing for an extension. The replacement would be a plastic pipe of the same diameter, laid entirely within my own land, and installed with slow bends.


My main question is: can this work typically be carried out by a competent builder, or would Severn Trent usually require a specialist drainage contractor for this type of alteration?

whilst not having direct involvement with domestic 150mm dia drainage runs I worked in the main drainage/sewage department of ST for 40+ years and would expect a competent builder to be totally acceptable to carry out such work.
 
Your Builder should be able to do the work, but it will have to be to ST spec, I'd check carefully before putting anything in the ground.
 
Thanks, Hugh—I absolutely intend to. That’s why I find these forums so useful. I’ve completed some building work in the past and met all the building regs for a rear extension, but it took far too long, Trying to avoid upsetting the neighbours with a side extension lol..

150mm? No dramas but it is treble the price of 110mm gear (ouch!)



 
Anglian certainly happy for your own builder to do the work on simple stuff and I doubt ST would be any different, but you obviously need to check.

Have you got your consent yet? Anglian require chambers at any change in direction and you may well find that if the rest of the line is clay than your bit needs to be too.
 
Here is the proposed drain plan. Unfortunately, the existing drain runs directly in line with the proposed footings at a depth of 1.5 metres—just my luck. My plan is to dig the footings slightly wider and construct heavy-duty shuttering to keep clear of the new soil pipe.Pea gravel around the pipe and backfill accordingly. Some people want silly money for this..I may take on myself. I'm hoping with the slow bends no additional drains are required.

I think the best engineering option would be to move the upper manhole left a couple of feet then run straight down to a new chamber on your existing front connection. ther last bit of which would then need upsizing.

This problem has been raised elsewhere methinks?
 
The architect seems confident that his plans will work—just waiting on feedback from ST now. It’ll be interesting, as this kind of situation isn’t commonly covered online; usually, it's just a straightforward lintel pipe running through the footings and move on.

I have had AW approved contractors make suggestions that were laughed at by AW and BC.! Most architects are only good for pretty bits not the practical
 
ST will only be interested in protecting their asset, so don't be surprised if they ask for a lot more than you were expecting.

Often with a diversion for Building works they'll want it replaced like for like and may even insist on a chamber at either end.
