Hello. Does anyone know if there's any reason to delay applying for building regs because the structural engineers report isn't ready. I'm sure on a previous job I did we got the ball rolling by applying first then gave them the engineers calculations when they asked for it which saved time.

This is a follow on from a previous thread but I think its better to start a new one

Many thanks

The design of the structure could be determined by the SE calcs.....brickwork returns acting as a buttress for example.

This is quite normal, if you are submitting a full plans application, this can be conditioned. If on a Building notice just forward them when ready.
Could always just start work on a building notice and hope.
No real advantage, work can commence within 48 hours whichever type of app you use.

But isnt the OPs problem that he wants to make a start but cant do a full application yet as he doesnt have the structural calcs?

He can submit a full plans app and the provision of the calcs can be condition on the approval, work can commence within 48 hours regardless of whether it is a full plans app or building notice.

ok - sorry - I ass-u-me d that a full plans application would have to be complete.
