Get a Viessmann 200W. It modulates down 1:19, then if you oversize it it wont matter as much.

Yes, apologies i should've been clearer RE: Extension:- Years before we purchased, it has had 2 stories added to the original bungalow footprint. So 2.5x the original footprint of 165m2 = 412m2

Plus another 60m2 extension to the rear that we're adding now. = 472m2 or so

Don't all modern boilers modulate down? Engineer suggested a Worcester System boiler.
