Hi I’m looking for some advice on structural beams in a single story extension and ground floor chimney breast removal.

The extension is 6m wide (full width of house) by 4.1m length. The roof is a pitched design with a semi vaulted ceiling. In the roof are 4 velum widows (2 on each side of the pitch). Do you think a steel beam will be required in the ridge of the roof?

We’d like to remove a chimney breast at ground floor level in existing dining room. We have a party wall agreement with our neighbour. Architect and Structural Engineer have said we need a steel running the full length of the dining room to support the upper breast as gallows brackets are no longer accepted by building control. Is this correct?

Not sure if it’s relevant but it’s a 1930s semi detached.

Gallows are still acceptable by many councils and inspectors. Its mainly the condition of the party wall which determines whether gallows are suitable or not.

Interesting thanks. Neither the architect nor the engineer have looked at the condition on the party wall.

You need to ask your local building control team as to what they will accept.

For the roof, you would need a steel ridge beam (instead of a timber ridge board) otherwise you will have excessive deflection.
