Hello,

We will soon be completing on a property which would require the following work:

1)partial or full rewire
2) system boiler converted to combi system
3) artex ceiling plastered over
4) new kitchen
5) new bathroom

Now to avoid deadling with each trade separately I could hire a buildder to oversee everything
but obviously there would be a markup for this. any idea of how much more would it
cost me to get someone overseeing the whole lot?
I am aware that there are pros anc cons of following this approach.

What do you think?

2, 4, 5 may all be done by one trade.

You want 1 there first so that 3 can make good any chases. Advise a full rewire if you plan to live there long term.
 
I wouldn't trust a bulider to oversee other trades UNLESS he is going to take responsibility for all their works, and their are proper contracts in place. If you go down that rute you need a project manager, who, may, if he is any good, could bring to the table discounts, offsetting, to a degree, his costs.
But, in truth, I have no idea what a PM would cost.

The problem you've got is finding a good builder not that there arn't a lot out there but there's a lot of bad ones and it's a case of making sure you get a good one......

Good ones will be booked up many months in advance !!
