Hello Gents,

Not sure if I’ve been given overly cautious information about what I can or can’t do with a house we are buying.

Pictures 1 and 2 Show our building with its drive that I was under the impression that I could replicate to the sane as the neighbours extension (to the right) but have now been told will not be possible.....

pictures 3 and 4 show the left of the building that adjoins a road and that will not be possible to do a double height there either due to the building line of the houses in the road next door.

any help will be gratefully received.

Presumably the person you told you you can't do those things has based their answers on knowledge of the council's local planning policies? In which case you should ask them why you can't do those things and what policies are contravened.

And unless anyone here has that knowledge, and knowledge of the locality and other development I can't see how they can give any meaningful opinion other than a guess.

Depends on the local authority latest ruling, sometimes the local planning office change the rules of what's acceptable, so what was acceptable previous may not be now. This happened to my brother, 4 other houses done a dormer extension to what was originally bungalows. he wanted to do the same, but was refused, he argued other houses down the street had done it, but the council wouldnt budge, insisting it was ok when the other had the conversion done, but now the local laws have changed and its no longer acceptable, something about in keeping with the rest of the street and other stuff.

only way to know for sure is speak to the planning department

I've had architects tell me you can't do things, so I would not rely on one persons opinion

Search your local planning portal and see what's being passed in the locality
