Artex and downlights

Hi there

Not sure if this is the right spot to post this so please move if incorrect....


I was just wondering what people thought about Artex with downlights? The artex that I currently have is rather "mild" so am contemplating not going for flat ceilings and just adding downlights.

For flat ceilings and downlights I have been quoted £2k to do the whole of downstairs but wonder if I will actually add the same amount to the value of my property by doing this?

Any thoughts are welcomed?

Having your ceilings flat will not add £2k to the value of your property (it may possibly add a little value if they are being completely renewed but not if they are just being skimmed) but it will make it a bit more appealing if you intend to sell.

Artex usually has a border or some pattern detail around light fittings if the general pattern is heavy/bold, but as your existing ceiling is "mild", then I don't see why it would look too out of place with downlighters and the Artex will probably be even less noticeable with this type of lighting (when they are on). The worst problem would be trying to make flush fitting lights sit neatly on an uneven surface.
