Artex asbestos cracked ceiling

I have just bought a house and ceilings tested positive for asbestos. Cracked in places. Not really sure how to tackle this, want to protect the kids from fibres please help.

Hi Chris,
Firstly, please remain calm as the asbestos contained in that artex will be the least harmful of them all and it is not going anywhere.

Your options are either :

1) Contact a specialist asbestos removal company to have it removed (get 3 quotes)

2) have a competent plasterer board over it and then skim. A plasterer worth their salt will not be willing to plaster straight over that as it's too far gone.

3) remove it yourself using HSE guidelines for DIY artex removal. Double bag before disposal. Most time consuming option.

Personally, I've done 3. But seeing as you have kids and probably a job to be getting on with there will be the opportunity cost to consider.
 
Thanks very much for that info. Interestingly the guy that took the samples said skimming it would be enough but I would tend to agree with the over board idea, except I thought that meant they had to drill into it.

Yes they do have to drill but when you consider the small amount of asbestos contained in these boards a few drill holes is relatively insignificant.

Is the picture representative of the whole ceiling or is that the worst offending area and the rest of the ceiling is relatively in tact ? If so, an argument could be made for skimming directly.
 
That first picture is a patch up job that someone has attempted. Still come away so i guess there is old lime wash paint under the artex. Never going to last even with another patch.
Artex looks sandy or like it has sugar mixed in. That's a worrihg sign of asbestos which you have confirmed.

I'd pull the lot down and put up a new ceiling. I have done that many times in 80s and 90s but the world has changed with health and safety. I'd get some quotes in from licenced company to remove board.

When I take down old ceilings I dump in skip @ £200.
They never seem to worry about asbestos or ask for test? Odd that.
 
So I’ve had two plasterers in and both have recommended over boarding. My only worry is them drilling into the ceiling and creating asbestos fibre dust!!
