Bathroom Extractor replacement

Hi,

I have a dead bathroom extractor with pull-cord operation. I was going to replace like-for-like with a new one, but on removing noticed that there was an unused switched live available.

My question is, if I were to utilise the switched live and fit a fan with an over-run timer, would I need to fit a fan isolating switch outside the bathroom, or could I just wire it up using the existing wiring without?

If I were to fit the iso switch, would it be notifiable work? If it is, I think I'll just replace with another pull-cord operated fan.
