Hello

We are currently looking at 4 bed home and have 2 daughters that will need similar sized bedrooms. A house is on the market with a fabulous downstairs but the upstairs currently doesn’t work as the master is cramped and the current owner has squeezed and additional ensuite into bedroom two and it’s now simply too small.
I was wondering everyone’s thoughts on whether there are options to change the layout fairly simply to achieve our goal. I’m happy to lose the additional ensuite.

Thanks for your time and any feedback.

How many bedrooms in total do you need, take the ensuite out of bed 2 and problem solved no? Or have you left out some vital information?

Yes I agree the second ensuite probably needs to be removed but bedroom 1 is still too small

Yeah I think you’re right. Without ripping down and moving a few walls, that’s about all that can be done.

Both ensuite's could be reduced in size/converted to just WC. Wetrooms save lots of space as do combination toilets. As Freddie says, HWC can go (loft or similar).

Presumably you're paying a premium for them just to rip out and potentially lose value when you sell.

And if you have 2 daughters you're crazy to reduce bathrooms!

Loose the Bed 2 on suite loose the bed 1 on suite and open up at the turn in the stairs to a second shower room and loo (red) and have built in wardrobe ( in blue ).

This is what I mean, so instead of the bed 1 having an on suite you will have a second shower room and loo that everyone can use Bed 4 will have inbuilt wardrobe created out of the door space for the entrance at the stair turn

Thanks so much for all the suggestions. Unfortunately I think the upstairs just won’t work unless we start again with the layout. Another property it is!

Not a fan on ensuite's. Never understood why some wants a toilet in their bedroom
