:eek:don't work on these often but i think they may have tried to bypass the primary flow switch , by doing that bypass and your fault description you maybe have a blockage or pump problem . wheres the wires for the gas valve ?

edit tell the tight git to get it sorted;)

That is a bodge of the highest order!

It is a safety device to protect the boiler which has been bypassed.

Then the modulating coil wires are missing! Unless the gas valve settings have been tampered with as well, that might be why you get hardly any hot water.

The boiler is totally repairable and I regularly repair units as bad or sometimes worse than that one.

One I went to last week had mouse droppings inside about 6 mm deep!

Thanks for the responses guys! I've managed to find the manual for this boiler, it would seem the black and red wires are to the NTC temperature probe; and the plastic box is indeed the primary flow switch, or what's left of it! As for the modulating coil wires, I can see big teeth marks on the stubs of the wires, suggesting my rodent friends have done the damage.

Good to know I've been living with an unsafe boiler all this time.
 
why didn't you look at the manual beforehand then if you say you have been that worried about the wiring ? what did the engineer AT RISK it for on the warning notice ?
 
out of interest can you take some/more better pictures of inside the boiler including those red wire of where they connect to as well . so we can see better of what is going on inside your boiler ? . looking again , other wires don't look like they are connected either as well
 
I'm now faced with the prospect of waiting for the landlord to sort this out - with his track record, this could take months.

As the council are already involved with rodent control the Housing Enforcement department may be able to put some pressure on the landlord to do what is necessary to provide you with heating and hot water from a boiler that is safe to use.

Are you looking for compensation from your landlord,prosecution of your (current) landlord,or what ?.

Easier said than done! My partner is reluctant to rent again as we're planning to buy once we've saved up for our deposit. The competition for rented houses in our area is pretty fierce, it took us 4 months to find this one.
 
The landlord immediately offered compensation,
This will be for not having gas heating or hot water. Something to do with using alternative electric heating (winter months only) ,electric kettles for washing which could be more expensive.

Landlord will not offer any compensation for an allegedly dangerous boiler.

What progress has the landlord made for the fitting of a new boiler ?
 
If it's something dangerous and could have been prevented with a proper repair or a new boiler, then the landlord is just as responsible for putting the safety of my family at risk as the person who made the bodged repair and signed off the gas safe certificate. Then again, if it isn't dangerous in the eyes of a gas safe engineer, then fair enough - that's why I'm here asking for advice.

Your landlord will have had no idea about the internal condition of the boiler.

He will have taken the Certificate as documentary evidence that the boiler and gas installation is safe! That is why we have to take great care when issuing them.

As far as the safety of the boiler is concerned, it is somewhat debatable just how unsafe it has been. The bodge repair has bypassed a device which protects the boiler from internal damage. There is a separate overheating device fitted inside the boiler.

It could even be argued that there is no danger from a gas safety point of view, hence the question above about what the condemning engineer put on the certificate.


Technically, under Environmental Health rules, a house without running hot water is classed as unfit for human habitation. Some tenants have even moved into hotels at their landlord's expense when the hot water has failed.
