hello, id like to add a 4th bedroom and ensuite onto the house . i gues my options are aode extension over single leaf garage (steel beams to maintain width of garage and provide neccessary support?)

or a more expensive rear two storey extension ..

some of the post is missing. . wouldnt extend into solihull ..the inly things to do are buy designer clothes, get a fake tan and go in a bar full of people in designer clothes with fake tan talking about how solihull isnt in birmingham

anyway, i just wondered what would be feasible ? ideally id like to get a forth bedroom with ensuite as economically as possible to add value, with a lodger paying for the increase in mortgage
so firstly i need to get an idea of feasability and a quote for either above garage or rear extension
would a builder be able to advise on this or do i need to go to planning /architect?
does anyone local have any recommendations?

You will have big problems with getting a first floor extension on that garage past Birmingham planners, due to what looks like a very awkward connection to the house - ie it wont look like an attached subservient extension, but rather like a big extension distant from the house.

You need advice from an experienced designer first, who can comment on the planning aspect.

The technicalities of building it are relatively straight-forward.
