Brick skin versus Tile

Hi everyone,

Been a while since I've posted on here. Feels like it has been forever since we started plans for building over our existing single skin garage.

Anyway work starts at the end of the April but just wanted to ask a quick few questions.

In a nutshell the plan is to create a timber frame on the ground floor tied to the single skin block work garage. The 1st floor is planned to be all timber frame with tile hanging. The design shows the 1st floor flank wall sitting on top of the block work and the floor joists which are supported off timber to timber hangers.

Anyway I was wondering what the implications would be (from a building perspective) if I wanted to change this wall to brick skin?

1) using all timber and tile, would I be saving much space over brick skin considering I also need to have 6mm of superlux on that wall?

2) can the 1st floor brick skin be built off the garage block work and the inner timber frame sat on the floor joists?

3) we have a timber beam at the front to support the first floor. Would this need new calculations if the flank wall is altered?l to brick?

Obviously I can go back to the designer or speak to the builder but just finding out if its nuts to change my mind on this at this late stage.
