can you help me choose a boiler please

Hi Folks.

My property that im gutting is nearly at the stage for a new boiler.
It had the old style one with a water bucket thing, etc. - all thats gone & has been ripped out.


Anyway, outline of the house - its a an old Mid Terrace town house.
Zone 1
2x rooms knocked into 1,
7m long & between 3.5 & 4m wide.
Served by 2 radiators.

Zone 2
Another 2 rooms knocked into 1.
Approx 7m Long & 3m Wide
1x Radiator (I think! - thinking there may be none!!)

Utility area
2.5m long 2m wide
No radiator & a prespex roof - lot of heat loss in this area

4 Bedrooms - all have radiators.

Bathroom also has a radiator
Shower (not electric, to be served directly by the boiler), Bath, sink

Theres also a radiator in the passageway, but none in the hall or landing area.

I make that a total of 8 radiators.. maybe 9 cant remember if theres one in the kitchen diner!

Theres no underfloor heating or any other sort of things like that.
I am going to replace the ceiling insulation. when I get around to it (going to convert the loft into a useable storage space) - There arent any wall insulation either - though I may get the front & back done at a later date.

I dont have any plans to put in a shower room or onsuite or anything else like that.

do you want a combi boiler that heats water on demand or have a stored amount of water in a cylinder in your airing cupboard?
