Celotex/Flat roof = NO DOWNLIGHTS???

Just had our building inspector round to check the celotex in our Flat roof and dormer extensions.

Mentioned we are not allowed to use downlights in these areas because of the Celotex, something about condensation caused with lights potentially causes fire risk?!?!

You heard this, what's the alternative, i don't really want track lighting?!!

He's talking out of his behind.

Provide sealed GU10's (such as fire safe one's) and make sure the celotex is cut so there's good air between the fitting and celotex.

Something like 50m clear of the fitting. So you have a hole thats 50+50+65 or 165mm in the celotex.

If he gets antsy about it ask him to confirm where his building regs now enforce his idea as a building regs requirement.

If the Celotex is the type with a built in vapour barrier, then cutting holes in it is really not a good idea. But then if you've got a separate vapour barrier, cutting holes in that is not a good idea either.

Fire-proof or fire-rated downlighters will not prevent moist air getting through to a cold surface and condensing, and even if they did they wouldn't prevent it getting through the surrounding area where the insulation had been cleared away.

Can you not lower the ceiling so that the rear of the recessed downlighters is clear of the insulation leaving the insulation board intact? If i understand it correctly its the cutting holes in the insulation that the building inspector has issues with. Regardless of whether the downlighters are there or not, cutting the insulation can cause the condensation problems he speaks of.

At least thats my understanding of it!
