the existing render had a highbuild on it and has now been removed leaving a ppoor surface.

High build, do you mean masonry paint, or high build plastic render?
Are you attempting to do this yourself, or get some one in.?

doing it my self, it was old plastic render which i have taken off and its left bad surface under it to be rendered again.
