Hi to all who read. this is my first post here and hope to glean some knowledge or some advice.
I am here helping a freind who as just purchased the small 3 storey terraced house that as basically been a fish and chip shop with living accomodation above.
Planning permission as been granted for turning the (downstairs) from commercial to residential. Building control officer as advised on a few pointers these being
1, The need for a 1/2 hr fire protected corridor from the bottom of the stairs to the extenal door ( no probs with that)
2, The doors leading onto the landings and doors downstairs leading into the 1/2 hr fire zone need to be 1/2 hr fire rated ( Understood no probs there)
3, The extenal walls on the ground floor ( commercial but now residential) will need to be insulated ( No prob there but uncertain as to what this should be 50mm celotex 100mm celotex, insulated plasterboad?? does it need a Uvalue calculation??)
4,Linked Heat and smoke detection on each floor landing + kitchen ( no problem there)
5, Soundproofing to neighbour walls ( this seems not right as the wall are solid brickwork and plastered)
6, The property as a cellar and so needs insulation to the cellar ceiling ( I think the owner wants to do this but not sure if this would form part of regulation)
So basically just asking for any discussion regarding the above, the premises as a shop front window ( not full size of elevation) that forms part of a listing as in a listed building, this cannot be changed for a modern double glazed, BC as not mentioned this window, would it need to be dealt with or could it just stay as it is.
