Chimney and dormer leaking..

Hi All

I moved into a 1930s semi few years back. Roof is Rosemary tiles and in pretty good condition for age. When I moved in there was a damp problem around the chimney stack in top bedroom (loft area). We had a local reputable roofer out who re flashed and painted sealant around the chimney base. It looked like there had been an attempt to repair previously as he said there was a huge amount of green grease around chimney stack like someone was trying to make watertight.

Following year had the same issue and had it checked flashing was fine and roofer couldn't see any external issues.

It's exactly the same this year and it's becoming a pain. Anyone any ideas ?

Had a similar issue with a side dormer it was leaking, roofer redid flashing and replaced side to dormer and again it's started to leak ?!?

Advice much appreciated.

Is the chimney Flue in use? does it have a fire of whatever kind feeding into it?

If the flue is not in use, does the Chimney Pot have a Cowell?

Does this problem only manifest itself at this time of year, when it gets cold?
