Claiming VAT back?

Hello,

Im currently rebuilding my house (loft extension that required the roof removing and rebuilding at a steeper pitch). Ive basically been the project manager and have bought all the stuff my builder has required. Ive heard that maybe i could claim the dreaded VAT back? Anyone know if i can or not?

Must admit I'm not entirely sure but I though VAT was only reclaimable on new build properties, why not ring the VAT office for advice!
 
As Richard C writes, check with the VAT office.

However, as i understand it you need to be VAT registered to claim VAT back.
 
Its for new builds only.

And you can only make one claim, so keep and your receipts and wait until the job is fully done, snags and all.

I was told a while ago you could claim back on modernizing as well as new builds but not renovations (as in keeping it old)

Not in the case of new builds or overseas visitors!
