Can anyone recommend a combi boiler for a 5m sq. annexe I've had built in the garden? There are only 2 radiators and a towel rail to feed.
My main concern is whether it is legal and safe to locate the boiler in the adjoining double garage e.g. fire risk with the car's petrol tank etc.
What services do I need, I assume a 15mm mains water and gas supply with no feed and expansion tank or hot water store???

Have a look at the Broag 24C.

You are ok fitting a room sealed (fan flue) boiler in a garage.

15mm for hot and cold, 22mm for gas.

Most of the "garden houses" in Southall have a Biasi M96-24.

Having a toilet and shower makes them habitable and incurs council tax and needs planning approval.
