Combining two smallers dormers

Hi.

I was wondering if I'd require planning permission for the following:

I have recently purchased a semi detached dormer bungalow, with two front dormers.

I am planning to add a large rear dormer, under permitted development, to create two rooms.

At the front of the property, there are two small dormers (see attached picture). I was hoping to replace these with a large single dormer, making both front bedrooms more usable. Would I require planning permission for this?

Any advice would be much appreciated.

Thanks

Yes, dormers on a front elevation require planning permission. They probably built two smaller ones because they couldn't get planning for one big one.

Complete waste of time. Look up and down the street, if there are any other houses on the road with a big dormer on the front then maybe throw an application in and see what happens (but don't hold your breath), otherwise I think you'll be on to a loser.

Thank you for the replies.

The property is located in a plot of land away from any neighbouring properties. The next door house is a single floor bungalow with a lower roof line.

I was hoping it could be done under permitted development, but that doesn't seem to be the case.

It's an expensive way to gain about 4sqm of floor space.
