Concrete Floor Insulation

I want to insulate my office floor. It was built in the 1970s and consists of a type 1 base with DPM on top with a poured concrete floor. Sitting directly on that are 125mm joists with chipboard on top. I'm going to replace the chipboard with T&G flooring. What's the best way to insulate?

I was planning to fit 100mm Kingspan between the joists, supported on nails, leaving a 25mm airgap underneath. On another forum, I've been told not to do this as it will cause condensation and rot the joists. The floor is not ventilated and as I said the joists sit directly on the concrete. Is condensation inevitable, or will it all be fine?
