Just removed some boxing around pipes, expecting to find a leak (creeping yellow stain on wall and ceiling nearby).

Instead I think I have a condensation issue. Cold water pipe, very wet to touch (in same room as tumble dryer)

It's very awkward to get too, so lagging effectively is not possible.

Could I fill the box with expanding foam to insulate the pipes from the warm, wet air?

Obviously once I'm 100% sure it isn't a leak!

yes. bear in mind the foam may destroy the box.

As my wife often tells me, be careful what you go around poking, you can never be sure of the consequences :)

Haha, sounds like our wives are very similar.

She did ask whether I could have just left it.

I explained that rotten joists under baths were probably not a great idea...
