Hello folks, considering having a conservatory on the back of my detached house, we own the walkway on one side of the house and our neighbour owns the other side where the wall of the conservator will be with some small fixed top windows, what are the rules on overhanging gutters and window sills please?

Looked on the gov planning website which I must say is very good but I couldn't see anything about this. Basically I want the Conservatory wall to continue like the house wall if possible.

Thanks. :)

Nothing must overhang the boundary. To do so, (even after a neighbour agreeing to it) can lead to problems when your neighbour sells and the new one takes umbrage. So for a peaceful life keep everything on your side of the boundary line.

Thanks for the reply, is this the case when the original house has overhanging gutters, downpipes etc?

No because that is either mentioned in the deeds somewhere or has reached a period of time whereby they have rights by prescription ie, you've kind of adopted that bit of air space and are immune from prosecution.
