Cost and advice on knocking a wall though

Hi,

Im looking to knock a interior (brick) wall though to connect two small rooms.

I realise this is a how long is a peace of string kinda question but is there anything I should be on the look out for when I get quotes..

Is £500 to little, or is £20,000 too much, would they cut though or would they knock though..... I pretty much dont have a clue regarding this and any advice no matter how small would be great.

if it's a supporting wall, structural calculation will need to be made on the suitability of support, via RSJs and also could involve building supportive pillars. The extent of the work, the length of the wall will be factors.
So very much the string length, is a factor to be calculated in to it.
Calculation could well be £500 an application to Building Controls could be £150-200 depending on the total cost of work to be done.
Then materials and labour. Without knowledge of the extent of work would be guessing, but more than £500 and less than £20K.
for standard knock through, of something like 3 metre block partition walls I'd say £2-3K
But get 3 quotes of reliable/recommended builders.

Firstly, how wide do you intend having the opening? A simple doorway sized opening requires very little 'engineering' whereas a 4m opening requires much thought.

Do the floor joists rest on this wall or are they perpendicular to it? Or do you live in a bungalow? If perpendicular are you prepared for needling above?

The floor levels between rooms could differ prohibitively so making good could be tricky. If there is little difference then it will be a doddle.

Radiators on walls? How will you heat the new bigger room.

Lighting, switches etc.

Is access to your property simple (off road) or do you live in a terraced street with fight for parking?

Opening will be about 6ft wide. There is one radiator that would need moving, there is no electricals (that I can see) running near the wall. I think the floor is concrete, I live in a bungalow and the wall is solid (not sure what type of brick).

We have a sizable drive so thats also not a problem.
