Hi guys! Any advice welcome!

We have damp coming through our garage wall and we’re confident it’s because next doors driveway is too high against our garage wall (see photos). The floor of our garage is about 3 bricks lower than their driveway.

What would be the best way to resolve this (with the consent of the neighbours)? Would an aco drain be enough?

Thanks in advance :)

Where is the boundary?

Does the ground slope?

Just offering this for comment - could you waterproof the outside of the brickwork with a coating of bitumen? Your neighbour would have to agree to your digging down to expose the outer surface of your wall.

To expand on the above post by Harry Bloomfield.

Suggest you consider "Bituthene" apply 2 layers + Protective layer, but will need to get agreement to excavations Etc.

You won't ever solve it even if the wall is bitumen coated externally, as moisture will still come up from the floor, and downwards from the upper part of the wall.

Do you know how far down is the dpc?
Is your garage single or double skin?
