can you have a look at the pictures and tell me what exactly it could be, its not wet but it looks like it was wet but dried. Painted this fresh and as soon as the paint dried this came up, tried many coats of paint but no luck.
What's in the room above? You've definitely got a problem with water from somewhere. If it's a bathroom above then you've got a leak. If it's a bedroom you are showing us then you'll have to check roof/gutter.
What are the internal walls made of brick/block,plasterboard,lath&plaster?
You say that the wall is now dry,but if you paint over an old water stain,it will bleed through almost immediately. Try painting over the stained area with a stain blocker and emulsion it again.Worth a try.
i've used the crown "Zin Bin Stain Blocker" and it works fine. i often get similar stains when i get leaks on my plumbing or central heating. it comes from the lats (wood) in the ceiling. the stain blocker woorks a treat (alternatively i have used tinned gloss but it needs a few coats)
you must have some small leak in the loft. if there are no water pipes up there (worth a check) then i feel it must be the roof (probably a very fine crack in a tile). suggest you get a roofer to have a look or go up in the loft when its raining hard
thanks for the replies, I do have pipes in loft and running directly where the leak is, I didnt bother going up there as the stain always stays in the exact same position and the wall never feels damp.
I will go up and have a look and also will go up when its raining.
