Disabled Annex

I am a new member and I am building a single storey annex which is 44 meter square half the roof is going to be flat and the other half is going to be tiled. Please is there anyone out there that can give me an idea on what the building quotes for the annex are likely to be.

Around £900-£1000 per m2 tiled or flat roof makes little difference.

At least the Building Regulations local authority fee is free for disabled works.

Why is part of the roof flat ? - I'd go for a pitched roof on all of it if I was you.

the local council would not let me have a full roof as it would take light from next door.
