Doing a big extension and changing electrics \ plumbing \ boiler

Hi All,

I will soon be applying for planning permission to do a major extension, as part of it, the electrics/plumbing/windows and boiler will be replaced.

Whilst I will engage a private building control firm, I want to ask specifically about the following.

Windows = I order my windows and builder fits
Boiler = I have a boiler and builder fits
Electrics = Materials provided, electrics rewired and 15 way board fitted.

My builder is going to be taking care of all 3, however he is not part of the competent persons scheme, how can one still get building control certificate once all 3 items are placed.

The electrics and windows can be inspected and signed off by your Private BC. The boiler can only lawfully be fitted by a gas safe engineer. And a boiler cannot lawfully be signed off by a Gas Safe engineer by someone who is not Gas Safe registered. So do not let anyone but a gas safe eng fit it. And check their registration before they start.
 
Are you sure BC can sign off on electrics? Since when do they come around and start testing everything?
I'm in a similar situation except that my builder will be getting around a certified electrician to sign everything off.

Thanks. But it does not make sense to me. Will BC come out with testers and check light switches, sockets and the main fuse board and the cable itself to see if it is of correct thickness/amperage etc? Surely certain trades will require specialist knowledge?
 
Right, so for electrics as long as certified person does the certification and an application is put through to the council after the works is done then that's fine.

For gas, only a gs safe engineer can do this.

For windows, private BC cs certify it. Will his be part of his overall certifiction or I need to put an application in with the council for windows ?
