Dormer Hanging Tile - help re-securing please

Looking for a bit of creative advice... our neighbour found a section of our gutter downpipe in her garden this morning, it turns out that a hanging tile from our dormer has slipped out completely, pull the drain pipe down with it.

There's only one tile that needs securing, but the issue is access (see pics). There's no way of reaching it with a ladder, and scaffolding would be extremely expensive (out of sight there's a glass-roofer extension which stops scaff going up along the side of the extension)...sooo...I've got to climb out onto the roof to fix it.

Climbing out if definitely doable, and I'm happy to, but it means that I can't take all the tiles off upwards from the one that's missing. I need to secure it really simply and strongly without removing any other tiles...any ideas?? Would some adhesive to support the top, and some kind of metal hooked fixture over the tile below be enough (is that a tingle?!). Any simple ideas welcome...doesn't have to be cosmetic! Only the pigeons will see...

Roof Ladders. Maybe. Hire what you need.

That wall along top could stop the roof ladder?
You can hire a tower scaffold as well

Hmm won't show in the pics but there's basically nowhere for a secure footing at the back of the house, and nowhere at the side either. Basically any repair has to be down by climbing out of the window in the dormer room...

The lack of fixings in the holes in the tiles that were revealed is a concern; do you have an appetite for working from a cat ladder to fix them all?

Yeah, its slightly worrying...I'm hoping they haven't just hung each tile by the lugs and lapped the tile above over the top. Happy on a roof ladder, the tricky thing is getting anything big safely out of the window, I can't see a 5m ladder fitting up there and out the window.

I guess for the moment, I've got to assume the tiles are mostly better fixed than in those in the pics (tbc), and if so, what's the solution for securing single tiles without taking the rest off?? Cheers!

OP,
Why not view "Fix My Roof's" you tube video "how to replace a hanging roof tile or slate"?
As for access through a dormer window, you would need a harness and someone in the dormer helping you.
But you are a DIY'er so why take risks?
If your dormer tile hanging has not been secured with clout nails or SS screws then all the hanging tiles will have to come off & be re-done. You should then have to start thinking about insured roofers?

Thanks Ree, yep all sensible comments. I've watched that vid and it's really useful, but looking for a solution that doesn't mean taking a load of tiles off. I can get onto that section of roof safely enough, and though you're totally right (why take the risk as a DIY'er...) a bit of calculated risk has saved me thousands so far! Thanks for the ideas.
