I'm Building a single extension. This goes over an inspection chamber. I plan to install rod access in the main stack and seal the chamber.

One builder told me i could simply put foam around gaps to prevent smell. This didnt sound right.

I am right in thinking this should be a screw down double seal?

Whose is it? How many properties does the sewer serve?

On 1 October 2011, the responsibility for many private sewers and lateral drains which drain to a public sewer and extend beyond property boundaries transferred to water and sewerage companies.

Depending on who owns the sewer, and your particular water company's/sewerage undertaker's rules, you may simply not be permitted to build over it.

You really need to check it out asap - you may need a build-over agreement for the sewer, and you may need to move the chamber.

Not as big as the one which will happen if it is NOT a private sewer, and something goes wrong later on down the line.

The inescapable fact is that IF the sewer is now owned by the water company then neither it, nor the inspection chamber, are the OPs to do with what he will.

Hi I've got a build over agreement for this. The foundations required it. This is not a manhole its a small inspection chamber at the bottom of my soil stack.

I didn't think it was right so double seal it is!

If you needed a build-over agreement then it's clearly not a private sewer, so you would be mad not to ask the water company if you're allowed to enclose the inspection chamber within a building.
