Sorry if this question is in the wrong forum:

My house is now 2 years old, embarrassingly i have only just vetured into the loft (looking to fit downights in the bathroom).

The question is this though, i noticed whilst up there, that the extractor fans from the en-suite and bathroom arent vented outside, the tops were just covered up wih insulation.

Is there any kind of legal requirement on the builders part?

The fans will be doing nothing as the insulation will stop any airflow out
Any damp air that does get out will just sit in your loft, making the joists wet, setting off mould and rot.

If your house is 2 years old then its time to dust off the NHBC guarantee - if you've got one.

PS. Dont forget about the regs re doing electrical work in the bathroom.
Why dont you get the builder/electrician to fit them while he is resolving the fan issue. He owes you that!

Wow, that was a quick reply.....

Thank you for the advice i,ll get in touch with the solicitors who i dealt with at the time...As the builder has disappeared of the face of the earth....

NHBC will be useless,
they need stringing up by the balls.
Not worth the paper they are printed on.
Absolutely worthless.
Get the work done properly

Not true. I have these useful on more than one occasion.
