Engineered wood floor advice

Hi all,

I'm planning to lay wooden flooring across our new flat. We plan to sell the flat in 3-5 years and the objective is add some value to it. Therefore, we're not looking for the perfect option for us personally nor the absolute cheapest; just something that represents good value.

Would be grateful for some quick advice:

a) We are leaning towards Kahr Linnea engineered wood range. They offer 7mm and 10mm options. I'm aware that you can't re-sand with the 7mm but is that a major problem if you are going to sell in 3-5 years?

b) Are there any other alternative brands that we should consider? BTW, we have underfloor heating.

c) Have people generally opted to cover all areas in wood floor or are certain parts best left carpeted?

The Linnea range is rather thin, hardly any solid top-layer. We would call that a 'veneer' board, so not a good choice when opting to still have added value over 3 -5 years.

As for the Underfloor heating, you'll have to glue down the board fully, not install floating. Glueing down is to prevent air-gaps which will disturb the normal effectiveness of the UFH.
If the rest of the house also has UFH stay away from carpet, but use engineered wood and/or tiles in wetter areas is best.
