Ensuite ventilation

I'm adding an ensuite to my groundfloor flat bedroom and would like to lead the ducting under the floor. It's about a 4m run to the external wall. It's an old house with 30cm spare under the boards, the walls are thick but there is an airbrick on the external wall. (The ensuite will be 1.4x3x2.4m) Comments and tips on types of fan would be most welcome.
 
Whats the airbrick got to do with anything? You cant use it as an exhaust, if thats what you thought. You must retain the airbrick - its there fore a reason, and provide alternative exhaust position.

For 4 metres, I'd get the most powerful fan you can get for your ducting.

With this being a ground floor flat, how do you propose to maintain the fire, acoustic, and thermal properties of the ceiling? And how do you propose to gain access to the void along the route?

How do you propose to comply with part P of the building regs?

Many thanks for these comments. Yes I've submitted the notification. The work is to be carried out and certificated by an electrician. When getting the quotes, there were different opinions about taking it out under the floorboards, our preferred way rather than having plastic casing along the top of the wall. Presuming the electrician will keep us right about the ceiling in the ensuite, which will be boxedover the top for storage by the joiner. (The room is 3m high). The venting would be exitng the wall, close to the airbrick.
