extending garage to boundary

hi i have a 7m long 3m wide flat roof concrete garage 3m from our boundary behind which is a public footpath. We want to either knock down or extend existing to boundary to make double garage. Behind is a wooden potting shed which we would like to knock down and extend the double garage to 14m long and to boundary so we have room for storage of garden tools. Is this allowed do i need planning permission?

you will need planning permission as it exceeds 30 sqm and probably need to meet building regs for the same reason

planning permission as it exceeds 30 sqm

I believe the 30sqm rule only applies to building regs. Planning will be determined by how high/close to boundary, how much of garden area is taken, is permitted development available, so it may need planning but will need a BR application as it is over 30sqm.

If under 2.5m high and built of substantially non combustible materials, it wouldn't need planning built up to the boundary.
