We are looking at a house with plans to extend double out back and loft if possible. Hip gable conversion
However one house we are really interested in next door has a double extension so we are likely to get planning but my issue is they are on their own land with the gutter almost on the boundary ideally ours would match I'd like a wall to match the original pitch with gutters on the rear wall..
I think what I'm after is how do they access their gutters and what happens to the 2ft gap at floor level???
Hopefully that makes sense.

While the majority do not, applicants should really consider maintenance in situations arising from this. However and should you proceed with your extension which restricts or removes access to their gutters, they’ll have to use scaffolding.

What 600mm gap are you referring to?
 
Only from where their gutter is almost on the boundary so at the bottom off the wall it is set back giving a gap between the boundary line and their wall.
When I did my conversation I deliberately didn't go to the party wall so I could walk up the roof and tend to the side walls with out going on neighbours roof
 
So are you saying they have a 500mm overhang/soffit?

Well the gap has nothing to do with you as it’s on their land. Irrespective if their fence is there or your new extension will not be far off that line, the gap will still be there. Not sure what you’re asking?
 
Access to their guttering would not be possible if I build and get permission to build the style I want.
Who's issue would that be???

As currently they can access the gutters if neighbour is friendly
 
Why should it be down to you to provide access to their guttering from your side of the fence/boundary?
