hi all, having plans drawn for planning permission, we want to build over existing structure
( attached brick garage, tiled roof but single skin)10 years old. and buildt at same time as house was buildt by developer.

have dug down to expose existing foundation where garage meets house and its the same strip.

i havent yet exposed the internal foundation.

have been advised that its possible to dig down to expose existing garage internal
foundation then concrete in a new strip along side exisitng. to support proposed internal leaf of blocks.

is that feasible? it is something a diyer could do (after getting building control on site) for their approval.

existing foundation is approx 1200 below ground. and is approx 450mm thick.

1200mm deep!

I think in this case, it would be better to build the internal leaf from studding.
 
Put beams in at first floor level to support the cavity masonry. That way a) you don't lose any garage space and b) any foundation work - if required - can be limited to localised areas where the beams bear onto the lower walls.

As Nose says, build the inner leaf in timber, to keep the loads down on the beams and the lower walls.
 
hi, developer originally moved ground around the earth to get levels. hence depth of footings ( so i have been told).

also first 2 foot of ground by footings was like limestone chippings, garden slopes away from the house.

re the steels, had considered that option, ie goal post type steels supporting the upstairs then timber frame on lower floors.

problem is have spoken to a couple of builders who prefer doing it in blockwork, obviously steels would make more sense as less waste soil.
and less digging.

just need to find a builder / steel erector

want to convert existing into new kitchen,

do some builders specialise in this type of work - re using steels to support upper floor level?

garage is approx 2.5m by 6m long.

we also intend to extend garage to the front making it 9m in total lenght, with a attic typre room above

Do they like Tetley and not PG Tips, and sausage with their bacon and egg too?

Find a builder that prefers working and not signing on :rolleyes:
