Extension height

Hello all, this is my first post :) we are having an extension and I remember looking at planning applications and the max height permited would be 3m. Today the builder said the max has to be the same height as my ceiling indoor which is 2.5m. Is this right? I really wanted the 3m high ceiling as I want to have 2.40m tall bi-folding doors, but if I can only go 2.5 m high it will not be possible.

The maximum height of the eaves from external ground level is 3m.
You do not have to have the internal height the same as your existing ceiling height.
 
I agree with the above.

If you have approved drawings what do they say?
If you dont have approved drawings then how can a builder quote?

Yes, there are approved drawings, the problem is, although I really like my builder, and have used him before, he is really good, I also know he will sometimes try to do what's easier for him, in this case, he will have to cut a bit of a disused chimney and re-position a pipe from the boiler(don't know what to call that) if he goes up to 3m and he obviously doesn't want have to do all this work, so he was trying to get around that. The approved planning says 3m high and I pointed that out to the builder(after I saw both replies here), and he said it will be very high. I then said that's what I want, and he will do it now, he can't argue.
I wanted some reassurance and confirmation I could go up to 3m, so thank you so much for your replies :D
 
Well, the builder said the steel beam needs to be the same height as the inside ceiling, would that be right? So that'd make the extension ceiling, again, the same height as the inside. Builder said if I go 3m my neighbour(who complains about everything) will say something. But, if I have the right to go that hight, surely she cannot complain??
I realise the roof can go up to 3m and the ceiling will be a bit lower, but not almost 50 cm lower, as the builder suggests- or wants to.
Sorry about asking again, but I didn't even know anything about a steel beam. Do you think this beam can go higher than that?

Surely if you have approved drawings they will show the ceiling height, the eves height and the steel beam height. Your builder must comply with this or you are likely to have trouble with the BC, and your neighbour has no cause to comment.
 
Hello :) I have approved drawings, just had a look, but the problem is that I don't understand anything about the drawings and didn't even know there was a steel beam. So, looking know I think the beam is the 2 lines just bellow the roof, I think? I am looking at the side drawing, so can only see one beam(If that's what it is). I will ask the builder to show me his drawings, so I can understand better.
