I have recently bought a house in edinburgh and plan to have an extention built. My architect cant tell me how much the extension will cost to build. How can I decide the size of extension to fit my budget? Does anyone know how much a 3.5 m2 kitchen/dining area with pitched roof would cost?

A ballpark quote and without looking at it,an average price of £7500 including drawing,inspector fee,building materials and labour.A lot depending on your area plus type of materials quality and building company,a smaller firm with a smaller overhead would be cheaper but allow approx £10,000 to cover for hidden costs.I'm surprise the architect couldn't help you.
