Please help!

We have just had an extension built and it has been a nightmare from day one. Our builder has arranged for the patio door between the house and extension to be taken out and now says he'll not do anymore work until we pay him £1500 (our final installment is £2200 but my guess is he will take the £1500 and leave the project). If we don't pay him this money then he is going to tell building regs that we have removed the window?

The extension is virtually finished and has already been signed off. Any ideas what building control would do if he carried through his threat?

Thanks

From the details in your post, the answer is nothing.

You need to explain things a bit better for an answer - not about the dispute (unless you want answers on that) but about the significance of this window when the thread title mentions doors

Also how can an unfinished extension be signed off?

If he has removed the window then is this not theft?

The extension is finished apart from cosmetic work (skirting and flooring) so was signed off last week.

The plan was that the old patio door would be taken out and then the opening would be plastered and left open to leave a through dining room sitting room and this is included in our builders remit. I now understand that this goes against the building regs.

I imagine that given that the builder included the removal of the patio window in his quote (knowing that it went against building regs) that he would probably have more to lose than us by contacting building regs?

I am now worried that we will have to replace the patio doors either with another patio door or french doors but understand that these would have to be external quality.

There is no need for a door between rooms.

The only time a door is required is if the door needs to be a fire door to comply with fire regulations - ie to a garage. The other situation would be a door between the house and a conservatory

If these two rooms a normal rooms, then there is no need for a door.

As woody says above . You only need to leave an external door if you build a regs exempt conservatory etc.,by the sounds of it you have built a proper extension, have a look at your plans to see if there is any mention of the doorway or if it is part of a conditional approval of your building regs.
