In new build domestic properties building reg's require installation of extractor fans in wet areas and smoke alarms. In "renovations" and extensions in domestic properties, again building regs require smokes and extractors.

Question, concerning re-wires and minor works. Obviously RCD/ mains bonding etc needs to be up to spec. But what about smokes and extractors? I've never done a re-wire that hasn't wanted smokes. But frequently wondered about the extractors in bathrooms and utility rooms.

If you mean do you have to fit smokes and fans which aren't there at the moment,

you can't rewire what isn't there.
 
i get the technicality of "rewire". And that a rewire isn't classed as a renovation.

So just wondering at what point does it become compulsory to install smoke's and fan's? :)
 
When the work is something which falls within the scope of the applicable Building Regulations.

The statistics show that having mains powered interconnected smoke alarms in your house dramatically reduce the death rate in the event of a fire. Consequently if you are "rewiring" a house with all the associated disruption, not fitting mains powered smoke alarms would be short sighted penny pinching regardless of whether you are required to fit them or not.
