Recently refurbished bathroom in a rental (4 tenants, 1 shower room). Tenants report water escaping around the 700mm screen.

Contractor recommends a hinged return to fix the splashing. Alternatively, a fixed return with an 800mm screen but he still thinks the hinged option will contain water better.

My concern: it's a high traffic rental and I'd prefer a "one and done" fix. A hinged return is a moving part, so presumably more wear and repairs over time vs. a fixed panel.

Trade off: durability of fixed vs. better splash control of hinged. What would you go for?

That's a really weird install. Where they located the shower and rain head etc then there was no way that little piece glass was going to contain the water especially with 4 tenants and one bathroom and shower. I'm sorry by why do landlords have to maximise the room income but skimp on the areas that are shared and high traffic. Looks like one of the old Glasgow tenement galley bathrooms. That was always going to cause trouble, no matter what was put into place with that design. I'm sorry but it's time to sack the contractor if they thought that was going to work.

That really should have been a former cut to size and then fully tiled with a linear drain and then a full width screen with door. Showers that incorporate a window isn't right either IMO. If reworking the shower space isn't feasible then the most effective and user friendly way would be the hinged return (full height hinge), that will still allow easy access into the tray and it can be replaced if an when it starts to cause issues. Fixed return will just get in the way and be more likely to get broken.

Or get them to buy a large bath mat!!

A shower curtain across the opening would give a cheap temporary fix. Or longer if you wish.
