Flat roof gap to extension

My neighbour built an extension with a pitched roof a couple of years ago and left a gap to my flat roof of 5 inches approx. My roof is below his pitched roof for about 3/4 of the length.
My roof is not leaking at the moment but how would a roofer go about replacing it with minimal access to that side of the roof?

He won't have access.
That's why I always suggest having a written agreement with the neighbour to use the wall in future to build a new extension and continue the roof as one.
